AZAANEX in Alberta
Alberta moves fast — an economy that draws newcomers in waves, two big-sky cities in Calgary and Edmonton, and a housing stock heavy on basements begging to be finished. Our Alberta partner network covers both cities and the corridor between, with Red Deer and Lethbridge in reach.
Basement finishing and secondary suites are the province’s signature renovation — newer stock with good ceiling heights makes Alberta basements the most finishable in the country, and both big cities have active legal-suite programs. Radon deserves a mention too: the Prairies test higher than the national average, and testing is cheap certainty.
Cities and regions we serve in Alberta
Partner coverage for inspections, renovations and moving centres on Calgary, Edmonton, Red Deer, Lethbridge, Medicine Hat, Grande Prairie, Airdrie, St. Albert. Digital, connectivity and business services reach every address in Alberta identically, because our own team delivers them remotely from Toronto.
Local notes
Alberta’s inbound migration keeps the long-haul moving lanes busy in both directions — Ontario to Calgary is one of our most-quoted routes, and delivery windows are stated honestly because the Rockies don’t negotiate.
No provincial sales tax simplifies life for Alberta businesses — but GST obligations, payroll remittances and T2 filings apply exactly as everywhere, and our back-office services run identically here.
Chinook winds can swing Calgary temperatures by twenty degrees in a day; that freeze-thaw cycling is why exterior sealing, grading and eavestroughs get checked every spring.

Licensing, permits and regulators in Alberta
Who is allowed to do what differs by province, and it changes which professional we book and what the quote has to include. The rules that matter most for our work in Alberta:
Home inspectors (licensed)
Alberta requires home inspectors to be licensed by the province under the Consumer Protection Act and to carry insurance. We book licensed inspectors only and give you the licence number before the visit.
Contractors and permits
Contractors who take money before finishing the work must hold an Alberta prepaid-contracting licence. Building, electrical, plumbing and gas permits come from the municipality (Calgary, Edmonton) or an accredited agency under the Safety Codes Act, and trades are certified through Alberta’s apprenticeship system. New-home work falls under the New Home Buyer Protection Act warranty regime.
Secondary suites
Calgary permits secondary suites across its residential districts and keeps a public suite registry; Edmonton’s zoning bylaw allows them broadly too. A legal suite needs a development permit, a building permit, proper egress and fire separation — the sequence we follow.
Tenancies and taxes
Rental disputes go to the Residential Tenancy Dispute Resolution Service (RTDRS) under the Residential Tenancies Act. Businesses charge 5% GST only — no PST, no HST — which simplifies returns but does not remove the $30,000 registration threshold.
How booking works in Alberta
Alberta is on Mountain Time, two hours behind Toronto. Inspections in Calgary and Edmonton usually book within a few business days; basement-suite projects start with a zoning and permit check we run before quoting; inter-province moves need two to four weeks for a firm delivery window, and Rockies weather is stated honestly in winter.

Frequently asked questions
Are home inspectors licensed in Alberta?
Yes — Alberta licenses home inspectors under the Consumer Protection Act, with insurance requirements. We only book licensed inspectors and give you the number to verify.
Can I legally add a basement suite in Calgary?
In most residential districts, yes — subject to a development permit, building permit, egress and fire-separation rules, and Calgary registers legal suites publicly. Edmonton is similarly permissive. We check your lot before quoting.
Is radon a problem in Alberta?
The Prairies test higher than the national average and Alberta is no exception; a three-month winter test in the basement is the only way to know your number, and mitigation is routine if it is high.
How long does an Ontario to Alberta move take?
Delivery windows for consolidated loads typically run one to two weeks after pickup; a dedicated truck is faster and costs more. The quote states the window and the price in writing.
Do Alberta businesses charge PST?
No — Alberta has no provincial sales tax, so you charge 5% GST only. Registration is still mandatory once taxable revenue passes $30,000 in four consecutive quarters.
