AZAANEX BUILD

Home Renovations

Everyone knows a renovation horror story. The pattern is always the same: vague scope, verbal price, vanishing contractor. We attack all three — written scope, written price, and a coordinator who stays on your file until the job is closed.

How we run a renovation

It starts with scope, in writing, in plain language: what is being done, what is explicitly not being done, what materials, what allowances. Vague scope is where renovation budgets go to die — "update the bathroom" means four different jobs to four different contractors, and the cheapest quote is usually the one that imagined the smallest job.

Then the price, fixed where the work allows it, with genuinely unknowable items (what’s behind that wall) handled as stated contingencies rather than open-ended surprises. Then the work, by vetted, insured local contractors, with permits pulled where the job needs them — and us as the single contact who answers the phone in week three when questions come up. They always come up.

What we take on

Interior renovations of most descriptions: single rooms, basement apartments, rental-unit turnovers, accessibility modifications, and the whole-floor projects that combine several trades. Kitchens, bathrooms and basements are common enough that they have their own pages — see related services below.

What we won’t do is pretend. If a job needs an architect or a structural engineer, we say so before demolition, not after. If your budget and your wishlist disagree, we tell you which half of the wishlist the budget buys.

Why choose AZAANEX

Written scope, fixed price

The job defined before it starts, the price agreed before it’s booked, contingencies named in advance.

Vetted, insured contractors

Local crews we select and stand behind — licensed trades wherever provincial rules require them.

Permits handled

Where the work needs a permit, getting it is part of the job — not a corner to cut.

One accountable contact

Questions, changes and problems go to one coordinator, not into a group chat of subcontractors.

How it works

  1. Describe the project

Rooms, goals, rough budget, photos if you have them. Honest input gets honest output.

  2. Scope and quote

Written scope and a written price — reviewed with you line by line before anything is booked.

  3. The work

Vetted crews build it; we coordinate trades, sequence and any permit inspections.

  4. Walkthrough and closure

Deficiency list walked, corrected and signed off. The file closes when you’re satisfied, not when the crew leaves.

Coverage

Available across Canada — built by vetted local contractors and coordinated from our Toronto office. See where we work.

Renovations by province:

Pricing

Fixed written quotes wherever the work allows; identified contingencies stated as such. Payment tied to progress milestones — never large sums up front for work not yet done.

Who does the work

Electrical, plumbing, gas and structural work is performed by the licensed trades your province requires, with permits and inspections where the job calls for them.

Frequently asked questions

Do you use your own crews or subcontractors?

Vetted local contractors and trades, selected per job — coordinated and quality-checked by us. You get one accountable company either way; we just don’t pretend to have a house crew in every city.

How do you handle surprises behind the walls?

Named contingencies where experience predicts them, and a written change process where it doesn’t: what was found, what it costs, your approval before proceeding. No verbal extras.

Do I need a permit for my renovation?

Depends on the work and your municipality — structural, plumbing, and most electrical changes usually yes; cosmetic work usually no. We tell you straight and handle the application when one is needed.

Can you work on tenanted rental units?

Yes — turnover renovations between tenants and scheduled work in occupied units are both routine, with proper notice per your province’s tenancy rules.
