AZAANEX in British Columbia

British Columbia’s property market is Canada’s most intense, and its geography is the most opinionated — ocean, mountains and a rainforest climate that makes building envelopes and moisture management the local obsession. Vancouver, Victoria, Surrey, Burnaby and Kelowna are all served through our BC partner network.

The coast’s rain shapes the property work: moisture and envelope awareness in inspections, mould assessment as a genuinely common request, and renovation practices tuned to a climate that never quite dries out. Meanwhile the Toronto–Vancouver moving lane is the country’s classic long-haul — we run it in both directions weekly.

Cities and regions we serve in British Columbia

Partner coverage for inspections, renovations and moving centres on Vancouver, Surrey, Burnaby, Richmond, Victoria, Kelowna, Kamloops, Nanaimo, Abbotsford. Digital, connectivity and business services reach every address in British Columbia identically, because our own team delivers them remotely from Toronto.

Local notes

BC buyers lean hard on inspections for older Vancouver Specials and coastal homes — moisture history is the first question, and radon awareness is rising in the Interior, where readings run higher than the coast.

Cross-country moves to or from BC price on weight and distance; decluttering before the mountains is the single best cost lever, and our junk-removal service at the origin end exists for exactly that.

Vancouver’s “leaky condo” era (roughly the late 1980s to 2000) still informs every strata inspection; depreciation reports, remediation history and envelope warranties are questions we ask for you.

How each AZAANEX division works in British Columbia

AZAANEX PROPERTY

Books only Consumer Protection BC-licensed home inspectors — BC was the first province to make the licence mandatory — with moisture and envelope checks weighted for the coast and radon testing for the Interior.

AZAANEX BUILD

Coordinates renovations under the BC Building Code (Vancouver has its own Building By-law), with electrical and gas permits through Technical Safety BC and strata approval where a condo is involved.

AZAANEX MOVE

Runs the Lower Mainland and the Island locally, Vancouver–Toronto and Vancouver–Calgary long-haul weekly, with BC Ferries built into Victoria and Nanaimo quotes.

AZAANEX DIGITAL

Serves BC’s tech-heavy small-business scene remotely from Toronto — a three-hour time difference we schedule around, not an obstacle.

AZAANEX CONNECT

Supplies travel eSIMs for YVR’s Asia-Pacific routes and Canada data plans for the international students Vancouver and Victoria host.

AZAANEX BUSINESS

Keeps GST and BC PST straight — separate taxes filed to different authorities — and handles BC payroll and incorporations under the Business Corporations Act.

Licensing, permits and regulators in British Columbia

Who is allowed to do what differs by province, and it changes which professional we book and what the quote has to include. The rules that matter most for our work in British Columbia:

Home inspectors (licensed)

Home inspectors in British Columbia must be licensed by Consumer Protection BC; it has been mandatory since 2009. Every inspector we book here holds a current licence number, and we give it to you before the visit so you can look it up.

Renovations, permits and stratas

Permits come from the municipality under the BC Building Code — or the Vancouver Building By-law inside the city. Electrical, gas and boiler work needs permits and certified contractors through Technical Safety BC. Condo owners also need strata council approval under the Strata Property Act before alterations, which we build into the timeline.

Moving

Commercial moving vehicles in BC fall under the National Safety Code administered by CVSE, and consumer transactions under the Business Practices and Consumer Protection Act. Our partner crews are insured and compliant; Island moves price BC Ferries honestly.

Tenancies and taxes

Rentals are governed by the Residential Tenancy Act through the Residential Tenancy Branch. Businesses charge 5% GST plus 7% PST on PST-applicable sales, filed separately to the CRA and the BC Ministry of Finance.

How booking works in British Columbia

BC is on Pacific Time, three hours behind our Toronto office, so morning requests are answered by your lunchtime and video calls are scheduled for your afternoons. Lower Mainland inspections usually book within a few business days; cross-country moves need two to four weeks for a firm window; ferry-dependent Island jobs are planned around sailings.

Frequently asked questions

Are home inspectors in BC licensed?

Yes — BC requires home inspectors to be licensed by Consumer Protection BC, and has since 2009. We confirm the licence and give you the number so you can verify it on the public register.

Is radon a concern in British Columbia?

On the coast readings are generally low; in the Interior — Kelowna, Kamloops, Prince George, the Kootenays — they run higher and Health Canada recommends testing. A three-month winter test settles it for your house.

Can I renovate my Vancouver condo without strata approval?

Not for most alterations — the Strata Property Act and your strata’s bylaws require council approval for changes to common property, plumbing or structure. We help you assemble the request and plan around the approval cycle.

What does a Vancouver to Toronto move cost?

It is priced on weight and distance, so we need an inventory — but the quote is written and the basis is stated. Decluttering before the Rockies is the biggest lever you control; our junk-removal partners can clear the rest at the origin.

Do Vancouver Island moves include the ferry?

Yes — BC Ferries costs and the sailing schedule are built into every Island quote. A mainland price that ignores the crossing is not a real price.
