Mould & Indoor Air Quality

That musty basement smell is information. Mould in Canadian homes is almost always a moisture story — a slow leak, a cold corner, a bathroom fan that vents into the attic — and the fix that lasts is the one that finds the water, not the one that paints over the stain.

Inspection first, remediation second

A qualified assessor inspects the property for visible growth and moisture sources: plumbing, foundation, roof, ventilation, condensation patterns. Where it is useful, air or surface sampling goes to a lab — though a good assessor will tell you honestly when sampling adds cost without adding knowledge, because sometimes the problem is visible and the source is obvious.

The report tells you three things: what is growing, why it is growing, and what order to fix things in. Remediation without fixing the moisture source is redecorating — the mould comes back with the next humid week.

When to take air quality seriously

Persistent condensation on windows, a musty smell that returns after cleaning, allergy or asthma symptoms that ease when you leave the house, a past flood or roof leak that was "dried out" informally, or a finished basement you are about to buy — all good reasons to assess before the drywall hides the evidence.

Where remediation or repairs are needed — ventilation fixes, leak repairs, drywall replacement — we can coordinate the work through AZAANEX BUILD with the assessment as the scope.

Frequently asked questions

Is all mould dangerous?

No — but all indoor mould growth means a moisture problem, and that problem always deserves fixing. Health risk varies by person, extent and species; moisture damage is universal.

Can I just clean it with bleach?

Small surface patches on non-porous surfaces, perhaps. But if it keeps returning, or it’s in drywall or insulation, cleaning treats the symptom. The leak or condensation source is the disease.

Do you test the air or the surface?

Whichever answers the actual question — sometimes both, often neither. A good assessment starts with eyes and a moisture meter, and adds lab sampling only when it will change the plan.

We just had a flood. How fast should we act?

Fast — mould can establish in wet materials within about 48 hours. Get drying started immediately and assess before closing walls back up.
