AZAANEX BUILD
Basement Finishing
The basement is the cheapest square footage you will ever add to your house — it already has a roof, walls and heat. Finished properly, it’s a family room, an office or a rental suite. Finished badly, it’s carpet on a moisture problem.
Dry first, pretty second
Every good basement project starts with the same question: is this basement dry? Grading, downspouts, foundation cracks, sump operation and humidity get assessed before drywall is ever discussed, because insulation and framing installed against a damp foundation become a mould farm with a five-year fuse. Where there’s a moisture issue, fixing it is phase one — and we can bring in assessment through AZAANEX PROPERTY when the history is murky.
Then the buildable facts: ceiling height, egress windows, mechanicals that need access, beams and ducts that shape the layout. A good design works with the structure instead of billing you to fight it.
Secondary suites — the legal kind
A basement apartment can be excellent income, and most Canadian cities now actively encourage them — but "legal secondary suite" is a specific technical standard: ceiling heights, egress windows sized for escape, fire separation between units, interconnected smoke alarms, sometimes separate ventilation. Renting an illegal suite risks orders to vacate, insurance refusal and tenancy-board problems.
We build suites to the legal standard with permits and inspections, and we tell you honestly at the scoping stage whether your basement can meet the standard economically — some can’t, and better to know before demolition.
Why choose AZAANEX

Egress, fire separation and ceiling-height rules known and built to, when a rental suite is the goal.
Permits and inspections
Pulled and passed as part of the job — essential for suites, wise for everything else.
Fixed written pricing
Scope and price in writing, with foundation-repair contingencies named rather than hidden.

Pricing
Fixed written quote per project. If the moisture assessment finds problems, that work is priced separately and first — we won’t bury a foundation repair inside a finishing quote.
Who does the work
Built to your province’s building code with permits and inspections where required. Secondary suites are built to the legal suite standard for your municipality — egress, fire separation and alarms included — or we tell you plainly it can’t be done in your space.
Frequently asked questions
Is my ceiling too low to finish?
Minimum heights vary by province and by use — suites are stricter than rec rooms. Measure to the joists and tell us; sometimes reworking ducts recovers the needed height, and we’ll say honestly when it can’t.
What does a legal basement apartment need?
Typically: sufficient ceiling height, an egress window or door sized for escape, fire separation from the main dwelling, interconnected smoke alarms, and permits with inspections. Exact rules are municipal — we build to yours.
My basement gets damp in spring. Can I still finish it?
After the cause is fixed, yes. Often it’s grading and downspouts — cheap fixes. Sometimes it’s crack injection or drainage work. What we won’t do is insulate over it and hope.
Rec room or rental suite — which adds more value?
A legal suite usually adds more on paper because it adds income, but it costs meaningfully more to build. We can price both against your basement so the decision is arithmetic, not guesswork.
