AZAANEX in Ontario

Ontario is AZAANEX’s home province — Azaanex Inc. is headquartered on Church Street in downtown Toronto, which makes Ontario our deepest partner network and fastest coordination. Toronto and the GTA, Ottawa, Hamilton, London, Kitchener-Waterloo and Windsor are all core territory.

The province’s housing realities shape the work: a huge condo stock with its own inspection quirks, century homes in Toronto and Ottawa neighbourhoods that keep inspectors and renovators busy, an enormous rental market with month-end moving rushes, and more small businesses than any other province needing books, payroll and HST handled.

Cities and regions we serve in Ontario

Partner coverage for inspections, renovations and moving centres on Toronto, Mississauga, Brampton, Ottawa, Hamilton, London, Kitchener-Waterloo, Windsor, Oshawa, Barrie. Digital, connectivity and business services reach every address in Ontario identically, because our own team delivers them remotely from Toronto.

Local notes

Ontario’s rental market makes landlord services a staple here — between-tenant turnovers, basement-suite legality assessments (Toronto and many cities now actively encourage legal second suites), and the maintenance rhythm that keeps tenancy-board paperwork boring.

Moving within the GTA or along the 401 corridor — Toronto to Ottawa, Kitchener to London — is our highest-volume lane; month-end dates book out two to three weeks ahead, mid-month is calm.

Southern Ontario winters are freeze-thaw winters rather than deep-cold ones: ice damming, eavestrough failures and foundation seepage in the March melt are the recurring inspection and maintenance themes from Windsor to Ottawa.

How each AZAANEX division works in Ontario

AZAANEX PROPERTY

Arranges home inspections, radon tests and EnerGuide evaluations through Ontario inspectors and NRCan-registered energy advisors; Toronto and Ottawa condo inspections are a weekly request.

AZAANEX BUILD

Coordinates renovations with Ontario contractors — permits pulled through the municipal building department under the Ontario Building Code, electrical work only by Licensed Electrical Contractors.

AZAANEX MOVE

Runs the GTA, the 401 corridor and Ottawa daily, and the Toronto–Montreal and Toronto–Vancouver long-haul lanes weekly.

AZAANEX DIGITAL

Builds and hosts websites and software for Ontario businesses from our own Toronto team — the one division where “local” means literally down the street.

AZAANEX CONNECT

Supplies travel eSIMs for Pearson departures and Canada data plans for the newcomers Ontario receives more of than any other province.

AZAANEX BUSINESS

Handles bookkeeping, HST returns, payroll and Ontario or federal incorporations — Ontario’s single 13% HST is the simplest sales-tax regime in the country to keep clean.

Licensing, permits and regulators in Ontario

Who is allowed to do what differs by province, and it changes which professional we book and what the quote has to include. The rules that matter most for our work in Ontario:

Home inspectors

Ontario passed the Home Inspection Act in 2017 but has never proclaimed it, so there is still no mandatory provincial licence. We book inspectors who carry errors-and-omissions insurance and belong to a recognised body such as the Ontario Association of Home Inspectors (OAHI) or CAHPI, and we tell you which before the visit.

Renovation permits and trades

Building permits are issued by your municipality under the Ontario Building Code — Toronto Building, the City of Ottawa, and so on. Electrical work must be done by a Licensed Electrical Contractor and inspected by the Electrical Safety Authority (ESA); gas appliances need a TSSA-certified technician; compulsory trades such as electricians and plumbers are certified through Skilled Trades Ontario.

Moving

Ontario does not licence household movers specifically, but commercial trucks over 4,500 kg need a Commercial Vehicle Operator’s Registration (CVOR), and the Consumer Protection Act governs estimates and deposits. Our partner movers are insured and CVOR-registered where the vehicle requires it.

Landlords and tenants

Residential tenancies fall under the Residential Tenancies Act and the Landlord and Tenant Board (LTB); secondary suites are governed by municipal zoning and the Building Code, which is why basement-suite work starts with a permit check.

How booking works in Ontario

Ontario runs on Eastern Time — our own office hours. Send the city, postal code and the job through the quote form; inspections in the GTA typically book within two to three business days, renovation scoping visits within a week, and month-end moves need two to three weeks’ notice. Digital, connectivity and business work starts the day the quote is approved.

Frequently asked questions

Is a home inspector in Ontario licensed?

Not by the province — the Home Inspection Act, 2017 exists on paper but has not been brought into force. That makes vetting matter more here, which is why we book inspectors with errors-and-omissions insurance and recognised association membership, and name them before the visit.

Do I need a permit to finish my basement in Toronto?

Yes for anything structural, plumbing, HVAC, or a new bedroom or suite; the permit comes from Toronto Building (or your own municipality) under the Ontario Building Code. Electrical work needs an ESA permit and a Licensed Electrical Contractor. We confirm the permit route before quoting.

How far ahead should I book a Toronto move?

Two to three weeks for the last few days of a month — Ontario leases overwhelmingly turn over on the first. Mid-month dates in the GTA often book within days.

Which sales tax does my Ontario business charge?

HST at 13% on most taxable supplies, filed with the CRA. Once revenue passes $30,000 in four consecutive calendar quarters, registration is mandatory; our BUSINESS division registers you and files the returns.

Do you cover northern Ontario?

Digital, connectivity and business services — yes, identically. Physical work in Sudbury, Thunder Bay, Timmins or North Bay depends on partner availability; ask with the postal code and we answer honestly before you commit to anything.
